General Booking Conditions & Cancellation Policy

1. Booking

Otherwise you can send an availability request via e-mail to receive a quotation (non-binding and valid for the following 24 hours).
The booking is confirmed and guaranteed with a credit card (number and expiry date), on which a transaction of 30% of the total will be carried out. Payment by wire transfer, amounting to 30% of the total, is also accepted.
2. Payment
General terms and conditions

In case of free cancellation bookingsguaranteed by deposit, the balance of the reservation will be paid upon departure, in cash or by credit card.
The current tourist tax must be paid by cash only.
In case of non-refundable reservations, for which cancellation is not allowed,payment must be made at the time of booking, by credit card or wire transfer.

3. Tourist tax
The tourist tax was established in the city of Naples with deliberation of the Municipal Council n. 20 of June 21, 2012, and entered into force from July 1, 2012.
With the Deliberation of the City Council n.13 of March 29, 2019 the current Regulation on the Tourist Tax was approved. With City Council Resolution n. 128 of March 28, 2019, new tariffs were approved that will be applied starting July 1, 2019 and payable by the taxable person who is anyone staying overnight in accommodation facilities located in the city of Naples.
The tax of 2.50 euros is due per person and per night, up to a maximum of 14 consecutive days.
Children under 14 are exempt from paying the tourist tax.
4. Cancellation Policy (individual reservations)
Any cancellation must be notified in writing. Cancellations received outside of office hours (8 am – 6 pm) are to be considered as received the following day.
Cancellations or changes notified up to 30 days before the scheduled arrival date do not incur any penalty.
Florentine Residence S.r.l. will not charge your credit card or it will refund the total amount paid into account, minus any bank charges.
Cancellations or changes notified within 20 days before the scheduled arrival date will imply a penalty equal to 50% of the deposit paid.
Florentine Residence S.r.l. will reimburse the rest of the down payment, minus any bank charges.
No refund will be issued for cancellation without notice (no show) or in case of cancellation made from the day preceding the scheduled for the beginning of the stay; the total of the deposit will be charged to the credit card, if provided, and any bank transfer paid will be retained.
This cancellation policy does not apply to the non-refundable rate (in this case the amount of the reservation will be charged at the time of booking and will not be returned in case of cancellation).
No reimbursement is due to the guest who decides to interrupt the stay already undertaken and therefore is required to pay for the entire booked stay.
5. No Show
In case of no show, the deposit will be withheld, or the cost of the first night will be charged to the credit card provided.
6. No smoking policy
In all indoor areas of the facility and in the rooms, smoking is prohibited (article 51 law No. 3 of 16/01/03 of DCPM 23/12/03). The residence does not have rooms for smokers, thus failing to comply with the law will result in the payment of an administrative penalty for the offenders. The ban is prescribed to ensure the safety and health of guests and personnel.

General Booking Conditions & Cancellation Policy for apartment accommodation

1. Rent
Reservations are made through FIORENTINI RESIDENCE SRL as owner of the facilities at the price listed on the website. These prices are based on market conditions applicable at the time of booking.
FIORENTINI RESIDENCE SRL reserves the right, in any case, to change prices.

3. Payment
A 50% deposit is required upon confirmation of booking.
The reservation is finalized only upon receipt of deposit. The balance of the reservation is required 3 days before the arrival. For booking requests received within 7 days of the arrival date the balance payment is required at time of booking.
4. Check-in and Check-out
Access to the facility is ensured between 2-6 pm on the day of arrival. In case guests plan to arrive after this time, it is necessary to notify reception in advance. For arrivals after 8 pm upon reservation, an extra fee of 15 euros will be applied, to be paid directly at check-in. On the day of departure, the property must be vacated by 10 am. Changes to arrival/departure dates must be notified to FIORENTINI RESIDENCE SRL and approved in writing. In case of unavoidable delay on the day of arrival, guests must contact FIORENTINI RESIDENCE SRL or the owner of the facility by telephone between 4-8 pm. The owner and his representatives cannot be held responsible in the event that guests arrive after 8 pm, without having previously notified the arrival time, and may not be able to access the building.
5. Upon arrival
Upon arrival guests must show a valid ID to the owner or his representative to allow them to proceed with the registration.
6. Deposit
Upon the handover of the keys, guests must provide the owner with a security deposit, in cash, for an amount established at the time of booking. The deposit will be returned by the owner at the end of the stay, minus any deductions for damage caused and any additional costs not included in the price. The owner or his representatives may refuse access to the facility if the deposit is not provided. In case guests decide to leave in advance, the owner or his representatives are authorized to return the deposit (net of any deductions) after checking the condition of the accommodation.
7. Number of guests/replacement
Only guests with a reservation are allowed to access the building. The number of people (adults and children) cannot exceed the number of beds indicated in the description, with the exception of infants (children under two) for whom we provide a crib and linen. Any replacement during the period of stay is prohibited without prior approval.
8. Cleaning and maintenance
The facility will be handed over clean and in good condition. Guests must arrange for the cleaning of the kitchen and the house, the garbage disposal in compliance with local regulations and the good maintenance of the house during their stay. Failure to comply with these obligations may result in additional costs charged by the owner or his representatives. Due to energy distribution regulations in force, the use of heating (in case of central heating systems) may be banned at certain times of the year. The cost of final cleaning, linen and fuel consumption (to be paid on site) is established at the time of booking.
9. Indoor and outdoor maintenance
If necessary, the owner or his representatives have free access to the property for its maintenance.
10. Cancellation fees
In case of cancellation, the following fees will be charged: 30% deposit if cancellation is made up to 60 days before the scheduled arrival; from the day of payment of the balance to 43 days prior arrival FIORENTINI RESIDENCE SRL will retain 50% of the total amount. From 42 to 16 days before arrival, FIORENTINI RESIDENCE SRL will retain 80% of the total amount. No refund will be issued in case of cancellation notified from 15 days before the arrival day.
11. Liability
The descriptions of the facilities are as accurate as possible and written in good faith. In case of problems, guests shall contact the owner as soon as possible. In any case, the complaint must be submitted in writing within the 24 hours following the acknowledgement of the problem. Guests are obliged to give the owner the necessary time to solve the problem. Whoever leaves the property in advance without explicit authorization and without having given written notice as mentioned above, will forfeit all rights to any refunds. No complaints submitted after leaving the facility will be taken into consideration, nor will compensation be made. If for any reason, including unforeseeable circumstances, FIORENTINI RESIDENCE SRL will not be able to provide the booked apartment, FIORENTINI RESIDENCE SRL retains the right to assign, if available, a similar accommodation, prior consent.
12. Properties
It is known to the parties that the facilities offered by the FIORENTINI RESIDENCE SRL are not tourist facilities such as hotels, residences, etc. but private houses. Therefore, they do not have internationally recognized standards or categories; they reflect, in architecture and furnishings, the local traditions and personal taste of the owner. This is precisely the kind of holiday that FIORENTINI RESIDENCE SRL offers: a full immersion in the culture of the place and living for a few weeks as a local inhabitant. Based on our experience, it is important to accept and appreciate the differences of each individual city. However, FIORENTINI RESIDENCE SRL cannot exclude the possibility that these differences might result somehow unseemly. Like all private houses, anywhere in the world, the properties provided are located in areas where everyday life takes normally place. Therefore, any reimbursement is excluded for nuisances arising from activities that cannot be controlled by the owner such as public or private construction works, road closures, street parties, fireworks, outdoor performances or similar events.
13. Jurisdiction
In the event of disputes concerning the booking and the rent, the competent court is the Court of Naples. The booking implies that the general conditions have been understood and accepted without reservations and without exceptions. The invalidity of one of the clauses does not imply the invalidity of the entire contract.
14. Other information
The cleaning fee, the amount of which is shown in the description of the property, must be paid directly on site upon departure.
